For those who know me, you know I love me some Ikea. With a good eye for design, editing and re-purposing, Ikea is an empowering resource for almost everything. But you have to mix it up. Man can not live on Ikea alone.

Flipping Out! The show, and some actual flips make their return to L.A.

Gone are the days when everyone thought they could become a house flipper. But that doesn’t mean there aren’t still opportunities for the more savvy and steely investors. And this month, as if on cue, we see the return of a few “flipped” homes on the market and the show that made ‘flipping’ famous, Bravos “Flipping Out”. (and that makes me so excited I could kiss Zolia!)



That’s right, Jeff Lewis and the gang return August 17th on Bravo at 10PM for Season 3 of “Flipping Out”. If you’ve not seen the show....set your TIVO’s this second! This is must see TV particularly if you’re a real estate enthusiast. What’s especially terrific about the show, is that it’s a great blend of education, guilty pleasure, and some very entertaining and endearing characters. Yes, I did say education. Unlike some other positively dreadful and insulting shows like “Million Dollar Listing” which focuses mainly on pre-fab drama and the “used car sales” approach to selling real estate, Flipping Out features a truly talented and knowledgeable real estate investor in its leading man, Jeff Lewis. Oh sure, he is quite crazy and (wonderfully) unusual...but don’t be fooled. This is a guy who understands real estate and good design, and more importantly, he knows how to pull it all together and get the job done. The show and the flips all take place right here in LA, so you may even recognize the homes.

Speaking of flips...Look at this one in upper Beachwood Canyon @ 3130 Beachwood Canyon Drive. It was just listed this week for $1,219,000.

Under $1 Million Market Smokin' Hot in Hills/Weho/Studio City.



Its been a very busy summer so far for home sales in the hot under 1 million market. Not such great news for buyers who have been hoping to enjoy this so called buyer's market. Certainly there are deals still to be found, but there is also a healthy dose of competition, multiple offers, and disappointment for hungry buyers in the always busy "entry"level price points.




Some numbers that point to a rebounding market....
In the Hollywood Hills, Los Feliz, West Hollywood and Studio City there are currently:

201 homes on the market under $1 Million.
98 homes In Escrow
42 Closing In the past 30 days.

Of those 42 closings, just 4 were described as "bank owned".


Things to ponder as we move closer to fall. Typically fall brings less listings, but it appears that demand for properties is growing as the year unfolds. Many believe we may have a new wave of foreclosures coming at the end of the year since banks have been incredibly slow to process their inventory of homes. If so, this might be a very welcome sight for home buyers but may not necessarily mean fantastic deals. When priced below market, I am seeing many of these bank owned properties receive multiple offers driving the price back up to that of similar private sales. Take what seemed to be a steal in Beachwood Canyon for a 3 bedroom/ 3 bath mid-century with 1900 plus square feet on Cheremoya for 529K. The excitement for a dozen buyers who raced to make an offer soon turned to despair when the price was driven up the hill and back to reality by strong offers from buyers who had seen similar chances go by. When your bid of 100K over list doesn't cut it, it's sure hard to get too excited about the next one.

Don't want to fight and be in a bidding war? Try watching homes that are ripe for price reductions and make offers under list price. Many homes that have been on the market for over 90-120 days are passed over by buyers. The market forgets about them or has made a determination about the house based on the old price. Here's where many of the deals are being made with sellers who are tired of waiting and seeing less activity.

So while it might not feel like a buyer's market if you're actually a buyer, the win for today's home buyer has been better selection than most years, very low mortgage rates, and prices lower than recent years. For the buyer with long term plans, there may not be a better time to purchase property in these desirable areas.

Pavilions West Hollywood Taking Shape. And Oh My, It's Hideous, Aweful and 1986 would like it's design back!







UPDATE: July 25 th - Store now open. I stand by all my comments below...but just came from the store and have to say -- as a mainstream grocery store, this is one fine store! I got a little excited inside seeing all the new things. It makes the exterior easier to deal with.


File this in the "What the Frozen Foods were they thinking!" category. Every time I drive by the new Pavilions in West Hollywood I think it must be a bad joke. But today when I saw the towers of glass block all set in place, I realized sadly this is reality. The fact is this is one ugly monster train wreck of 1980's bad design plopped down in our neighborhood. If you're the architect for this, you really should be fined and taken in for questioning.

Don't get me wrong, I was excited as anyone else that the old store was being replaced. The dirt and grime on the checkout conveyor belts was so thick it would stick to your produce. The store definitely needed to be torn down....but guess what -- the new version already needs to be as well! Or at least brought into the year 2009. I'd settle for 2001 even! But what the heck is with the 1980's glass block, glossy gold toned marble tiles, plexi-glass roses display, and all around deep in the suburbs stucco theme? Alert! We stopped covering buildings in glossy marble tiles 20-30 years ago. This is a design more overly processed than the cereal aisle. Really, who ever you are Mr. Architect/Designer on this one....what the hamburger helper were you thinking? Did they just let you out of jail where you were kept away from design resources for the past 20 years? Can we put you back in jail for this disaster?

My fellow West Hollywood neighbors -- I know you love a good protest and street closure opportunity -- here's a worthy cause to fight against -- tragic design! Start making those banners and redirecting traffic. And if you see someone driving a bull dozer in a Choose Life shirt with a Wham wig on....that's me and I'm heading for the glass block.

Hello and Welcome CB2 to West Hollywood






I've been a big CB2 catalog fan for years and even had a chance to visit their SOHO NY store once...but nothing compares to to our new LA location which I visited for the first time today. The store is much bigger feeling than I expected and in addition to all the great accessories, there's a healthy dose of furniture as well. This really feels like a full scale Crate & Barrel store with a whole lot more color and life.

If you're preparing your home for sale, CB2 is a fantastic place to pick up fresh accessoiries to perk up every room in your home. Colorful pillows and wall prints, lamps and vases are a great way to liven any space without spending a fortune.

It's hard to believe that the once tired 8000 Sunset complex has been so quickly re-born with the addition of CB2, Trader Joes, Pinkberry and the Veggie Grill (as well as a clever little cosmetic makeover of the buildings exterior --- well done!)

Do it. Get a Prius!



The 3rd Generation (2010) Prius arrives this month to dealers. So I thought I would take a second to reflect on my experience driving a Prius for the past 18 months and encourage anyone on the fence about getting one to jump right in!

Flashback first to 2006 (pre-recession and The Inconvenient Truth) when I absolutely had to have the new Land Rover Range Rover Sport Supercharged. Had to! Had to get that car at any cost. Any cost to me, to the environment, any cost to any living being in my way. It didn't matter that I never needed a 6,000 pound Sport Utility Vehicle. It didn't matter that every review about Land Rover I read said they were notoriously unreliable and had terrible service. I rationalized everything. I needed the space for my clients. I had to have a nice car - after all I am a Realtor! (gasp). And I was sure this new model would be reliable...after all, Land Rover was now owned by Ford instead of BMW...it would be awesome! All of my intelligence was blinded by the shear good looks of that big shiny strong grilled vehicle. I was no better than some bone head losing his mind over a Hooters waitress and doing something stupid. I bought my Rover the week they hit the showrooms and paid over sticker for the pleasure of having the first one in LA.

It was 15 minutes into my ownership of that Land Rover that I had to return to the dealer for engine noise. Some gasket or something was malfunctioning. I got a rental for 2 days while they retrofitted an old part to replace it (the new car didn't have replacement parts in stock yet). Every week presented a new problem with the car. Doors that would not close, safety lights blinking, the radiator cracking, and the one biggie that won me my Lemon Law case against Land Rover -- the rear suspension rattling like a very old ford pick up when ever I went over uneven pavement. I felt just like an earthquake. Land Rover did nothing right customer service wise. But my attorney was terrific and after almost 2 years battling....I was able to give that tank back and start fresh with all my money returned. Even when that vehicle did work right, I never bonded with it. The drive was too heavy, the instruments awkward and the design flawed in so many ways. Not even the 11 miles per gallon could make me love that car.

So with function and the environment in mind, I searched for a replacement. The Prius was on my short list along with a couple BMW's, and the Lexus Hybrid. I admired everyone who drove a Pruis, but I didn't think I would be able to make the leap myself. I had a dozen excuses -- It's too small...it's not a luxury car, it's ugly, my clients would'nt like it, it wasn't safe enough, the interior looked cheap, and it went on and on. Why was I pushing the little Prius away. Most of it stemmed from my own issues and perceived societal pressures. Like so many, I had related the "kind" of car I drove with status and emotions. The same way eating 2 pints of Ben and Jerry's makes you feel good short term but not down deep inside. (ok..I'm actually still working on that problem)

But somehow I made the jump to the Prius and I am so glad I did. It has been the perfect car. Not one problem - and not one of my worries or excuses was an issue. First, it's not too small. It's big! I fit 4 people easily and more comfortably than the previous SUV's I've driven. Cargo space is excellent and easy to access. Much like my switch to a Mac, it's smart and easy to use. The interaction makes sense and is logical. The Bluetooth and navigation took seconds to learn and work perfectly. In contrast to the Lemon Rover where the Bluetooth didn't work with an iphone at all. My clients love the Prius! Every Realtor should drive a Prius! What a great statement that would make to the world and our industry. It used to be that having an expensive "luxury" car was a must for Realtors to fit in...but now I think it's the opposite! If you're driving a big gas guzzler....you sort of don't get it. Thank goodness my Rover was a lemon!

The 2 things I wish my Prius did have are offered on the 2010 model (better interior colors & a moon-roof!). Plus many other new features that look amazing, including: solar powered air conditioned that activates whenever the car gets too hot inside and parking assist that automatically parallel parks your car. I predict the new Prius will sell better than any other car on the planet ever. And if we all drive the same car for a few years while the world catches up to Toyota....that's not such a bad thing. Especially if there's a world left for us by the time new options appear. So if you're getting a new car this year...get the Prius! You'll be glad you did and you'll enjoy a 'new car high' unlike any other. Meep meep!

Loving the Lime Lofts on Sweetzer...Loving the Architect's Website Even More.




Aleks Istanbullu Architects new 10 unit townhome project on Sweetzer (at Norton) is rapidly reaching completion. I wasn't so sure about this project from the start, but after a walk-by today I think this is shaping up to be quite a beauty. The top floor units with roof top decks and southern exposures look spectacular. I discovered the Architect's website today too and it's super cool.

Prices have yet to be released - my guess is units will start in the 800's and go a good chunk over 1 million for the larger premium units. It's exciting to see these new projects in WEHO -- especially the more architectural modern units.

I've heard the architect had to change the color scheme to please neighbors who thought they were too loud. And did you know lots of people fight to keep projects like this from ever being constructed? For anyone who complains that we don't need more development in West Hollywood and whine..."oh my god the traffic and parking and too many people"....I respectfully say please shut up or move to Nebraska and take up crafting. These new projects are exactly what the city needs! I'm happy to supply the name of 50 more ugly beige apartment buildings that should be torn down next to make room for more projects like this one. Lime green is good. It's happy and energizing and reminds me of Margaritas and Mojitos. Well done Aleks Istanbullu Architects and West Hollywood!

WEHO's New "Shorty's adjacent Lofts" - will they blow out!


Another exciting and striking loft project is nearly complete in West Hollywood next to fabulous and famous Shorty's Barber Shop on Fairfax. Bad hair day, walk right over and fix that! Talk about dream locations! Not to mention the design looks fantastic, and dare I say - even a little fresh. Let's just hope they get the interiors looking as good as the outside....and that they have a little function to go with all that gorgeous form. Some of the recent WEHO projects have fallen really short on that measure (not naming names...but they would be very hard to pronounce if I did).

Architecture! Rainbow House on Mulholland getting a pool?




John Lautner's Rainbow House on Mulholland Drive (sometimes called the Garcia House) just west of Outpost on the south side, has always been one of my favorite homes in the hills. It's also one of the most famous works of architect John Lautner. Today, Curbed leaked that there seems to be a pool addition in the works. And I find that the home also just had extensive renovations by local pre-fab guru's and designers Marmol Radziner and Associates. What a dream all around! No Lack of Good Deals and Homes on the Market...Oh But That Annoying 20% down. Not with FHA Loans.


Would you be in the market today if you could get a home with 3-5% down? Well, you just might be able to do that with a traditional FHA (Federal Housing Administration) loan.

For many years, we've haven't talked much about FHA Loans. Either they were not the preferred route, or home prices were just too high to consider them. And with so many other low down/no down options in the past few years....FHA loans were not such a draw. But today those low down/no down loan programs have all but disappeared, and that good old FHA loan could be the way to home ownership at just the right moment.

In Los Angeles County, the maximum loan amount on an FHA loan is 625,500 for a single family home (or condo), 800,775 for a duplex, and up to almost a million on a 3 unit property. And we are seeing many properties available in these ranges in desirable neighborhoods. I can name several!

While researching schools for a client today...i found it's a school. What the...!? Not sure a downtown LA high school is the best place for an extreme sports ramp to no where! and the price tag...yikes. Is this what "no child left behind" means. Check out this LA Times Article . David Barton Gym to Hit Sunset Strip / West Hollywood



The old Tower Records on Sunset will soon be a posh new retail space and 2nd floor David Barton Gym. It's news to me...although this has been in the works for a while...here's some info from CB Commercial

Here's something that will certainly give Equinox a run for their money! Maybe it will encourage them to keep better hours and stop closing at a moments notice for an array of staff holiday picnics and symposiums.

Check out David Barton Gyms. Seems almost too pretty to work out there....but I would try.

WEHO Will Soon Being Seeing RED

OK, I know we're all ready to get rid of that Christmas Tree and say good-bye and good riddance to the never ending Holiday Season and get on with our lives already!...(or is that just me). Regardless, you are probably wondering how you can recycle your Christmas Tree and be a good earthing.

IN LOS ANGELES, you are supposed to fit your tree into your GREEN Yard waste bin -- or take it to one of the following drop offs listed here. I gotta wonder however if they might just take the tree if it's next to your GREEN bin... ?? So I called and asked the city waste department and they had no clue. Have some experience with this....please comment below!


IN WEST HOLLYWOOD, and almost everywhere else, you can just put the tree on the curb on your normal trash day. No chopping required -- so put away the spandex Paul Bunyan outfit -- you know who I am talking to!

West Hollywood's Hancock Lofts Taking Shape....


Although behind the scheduled Fall 08' completion date, the Hancock Lofts (facing Santa Monica Blvd at Hancock in West Hollywood) are starting to take form and give residents a better idea of what's to come. Pricing has yet to be determined and you can be sure the developer is keeping a careful eye on the market and timing of the units release. Initial word (rumor) was prices to start in the 900's. I would place bets that was far too optimistic.
It looks like a terrific property. I love the clean lines and wood elements, and the integration of commercial and retail space on the ground level. I just wish we could start placing some overdue rules on the use of the term "loft", cause baby...these are not lofts! Domokun is pushing candy at Target...and I'm good with that.






Domokun (that crazy brown stuffed, open mouthed, stop motion animated, TV obsessed monster) from Japan has made his first big US appearance at Target of all places. Don't know about you, but this makes me excited and enjoy Target even more. I also heard he's on school supplies! I didn't get that far because Brad was not as amazed and raced me to the checkout. I'll keep ya posted!

I've been intrigued by the idea of purchasing some FLOR squares for my office but a little unsure...then my friend told me they have a showroom right in Santa Monica. The showroom is terrific! they have samples of every color and style, and plenty of room to play and design your project. Located at 1343 4th Street (just a block off the Promenade)

Where is the market headed?


It's odd being a Realtor these days, because everyone keeps cautiously asking me "oh, how are you doing?" as if I was just diagnosed with a life threatening disease. People ask me almost every day, and they are ready for my sad and depressing answer, extending a consoling pat on the shoulder before I can even utter a word. It is kind and understandable, and I appreciate the thought. It's also very challenging to convince people that I am actually doing just fine, better than fine really, and the market is not nearly as bad as it looks on CNN. In fact, 2007 was my best year ever and my 2008 is on track to top that. It's hard to convince people too that the market locally (the Hollywood Hills, Los Feliz, Sunset Strip) is not in a nose dive. Not even close. Maybe some locally relevant and current numbers would help the case.

Currently on the market in the Hollywood Hills, Sunset Strip and Los Feliz between $750K and $2.5 Million...

279 homes are available
56 are in escrow
100 homes have sold and closed escrow in the past 3 months

These are not stats that indicate a market in big trouble. In fact, in some micro markets the numbers actually indicate a trend towards sellers and not buyers. Its really hard to convince people of that! But just ask the 6 buyers who were overbid on my recent sale on Cumberland Avenue, or my clients who just missed a home on the Strip when a cash buyer swooped in and paid over full price. These folks will confirm....it doesn't really feel like a buyer's market if you're actually out there looking for a home. Overall the numbers indicate balance. There are about enough homes for the current demand. And as the housing "crisis" shakes out, the demand for properties is growing quickly. The stats don't show another key issue. Many of the properties listed right now are not exactly the cream of the crop, and that's helping prime properties sell for more. If you can learn one important thing about Los Angeles real estate and values from my update, it's don't generalize.

Now I confess, I am not a numbers geek. Already some of you are ready to whip out spreadsheets and data to prove there's a bubble bursting. My quick summary above doesn't say how much these homes are actually selling for or if the median price is 3% less than yesterday. I simply know what I see from being out there. What I know is that people continue to buy houses in Los Angeles for all the same good reasons they did 5, 10, and 75 years ago. What I know is that you can't tell the real story of the Los Angeles real estate market on a graph or chart. Our properties differ in style, desirability, size and price range far too much to be placed in the confinement of an excel spread sheet. Desirable listings are bucking the trends every week, selling quickly and for terrific prices. Buyer's who are ready to grow roots in our great city are braving the national news everyday and signing escrow papers. Home-owners who have been waiting for the right moment to move up are taking advantage of this time.

Still Going Fast....!


As I've been saying for months, the good properties are still going very fast. My latest listing in Los Feliz on Cumberland (List Price $837,500) has just received 7 offers and will sell over list price. Yes it was priced very well, and it's a terrific house...but we're seeing this trend with many good properties. Another sign that there are plenty of buyers out there....but perhaps they are being more fussy. Not a bad thing and it's a sign of a more balanced marketplace. Better news -- if you're thinking of selling...I know of 6 buyers who still need a house to purchase! Call me today :)

If you've ever looked for modern pots and planters, you know how hard it is to find something doesn't look like it came from Home Depot. You can find these for $10 to $25 at CB2. Nothing compares to TIVO!



When I moved almost 3 years ago, I gave up my TIVO for something new from Time Warner Cable. They were offering a High Definition "Tivo" type box for a low rental fee -- so I gave it a try. That's when my TV watching experience started to go downhill.

I've been through two different new product roll outs from Time Warner. The first was a "TIVO type product called MOXI. It had a lively colorful interface but seldom a day went by when it didn't freeze or overheat. It was terrific in the winter and I saved that season on my heating bill....but as a DVR, it sucked. The interface was tedious and illogical, and it was not user friendly in the least. Hated it.

Next, Time Warner replaced the MOXI with a new DVR that was supposed to be an improvement. Sadly, it was worse. The remote control looks like something from an abandoned 1970's Radio Shack Store, the interface design was ridiculously bad and it was difficult to use, unresponsive and not reliable. And again, I found myself asking..."why in the world couldn't they just copy TIVO!!??"

So, I was absolutely thrilled to see that TIVO now offers a High Definition (HD) box that replaces your cable box, and is your TIVO box all in one...for use with any cable service! Previously TIVO was aligned with DirectTV. But not anymore. And the HD Tivo box is just $299.00! A bargain.

My new box was up and running in about an hour (with the assistance of the Time Warner Cable Clown-- a requirement of the Cable Card Installation) And so, my old friend TIVO is back in my living room. NOTHING COMPARES TO TIVO.

It's features are simple and smart and easy to use. It's fun, it's pretty, it intuitive, it's genius. Compared to the rest, it's like an iphone against a first generation cell phone brick. My living room is happy again! I love you TIVO!
